With interest rates expected to come down in 2024, real estate — a sector beloved for its steady income payments — could see upside in the new year. "When rates are low, a lot of income-oriented investors see that REIT dividend as very attractive, and they are willing to take the risks associated with equity investment to have this dividend payment." Jefferies is neutral on the office REIT sector but has raised its rating on Boston Properties to buy from hold. The senior housing occupancy rate was 84.4% in the third quarter of 2023, according to the National Investment Center for Seniors Housing & Care . That's up more than 6 percentage points from the pandemic low of 77.8%, but it's still off from the pre-pandemic occupancy rate of 87.1%.

The VanEck Office and Commercial REIT ETF fell 4.8% on Thursday after the U.S. Federal Reserve stiffened its hawkish monetary policy stance, slamming the real estate sector and the Real Estate Investment Trusts (REITs) that invest in them. Real estate stocks have struggled this year as the Fed's rapid rate hikes make financing properties more expensive, curbing demand. ETFs tracking broader REITs such as Schwab US REIT and Vanguard Real Estate Index have fallen 4.4% and 5%, respectively, so far this week, while the S&P 500 real estate index (.5SP60) is on track to post weekly losses of 4.7%. "For the discerning investor, the current situation might just be the contrarian opportunity they've been waiting for," said VanEck in its blog about the ETF. Office REITs like Boston Properties (BXP.N) and Kilroy Realty (KRC.N) are down 10% and 15%, respectively, so far this year.

Those moves may herald a requirement for a return to a five-day office week. Average office attendance is only 35%, according to AWA, a consultancy that studied companies in 22 countries during April and May of 2023. Still, a mass exodus of tenants is unlikely as office leases in financial districts like London’s Canary Wharf have around 10 years left. But investors fear that once leases come up for renewal, companies will cull space. If bosses have it their way, office stocks may come back from the dead.

SL Green Realty said it sold the building at 245 Park Avenue, which has 1.8 million-square-foot of office space, to a U.S. affiliate of Japanese real estate developer Mori Trust Co Ltd. Its sale represents a slight discount to the $2.21 billion that China's HNA Group paid to acquire the building in 2017 when New York City's commercial real estate market was at its peak. SL Green took control of 245 Park Avenue last year after lenders seized the building from HNA Group. Jesse Keenan, sustainable real estate professor at Tulane University, said the transaction is a speculative investment that suggests the deep downturn in the New York commercial real estate market may have bottomed out. SL Green Realty was the biggest gainer among listed REITs, leading its peers Vornado Realty Trust (VNO.N), Office Properties Income Trust (OPI.O), and Boston Properties Inc (BXP.N).

NEW YORK, May 19 (Reuters Breakingviews) - Office landlords are in store for pain, but there’s a light at the end of the hallway. Though vacancy rates in the United States recently hit a 30-year high, owners of retail space – shopping malls and grocery stores – have shown that a bounce back is possible. A reset is in store, but the best office landlords can make it, too. But retail real estate, which includes everything from malls to shopping centers, went through its own misery. It might be a slog, as retail shows, but office could be in store for a redux.
May 2 (Reuters) - Shares of major U.S. regional banks fell further on Tuesday in the aftermath of the collapse of First Republic Bank (FRC.N), the largest U.S. bank failure since the 2008 financial crisis. Investors are still concerned that the crisis started by the closure of Silicon Valley Bank and Signature Bank in March could engulf other mid-sized lenders. Shares of PacWest Bancorp (PACW.O) tumbled nearly 30%, while Western Alliance Bank (WAL.N) and KeyCorp (KEY.N) fell 21% and 10%, respectively. Some investors are also concerned about the long-term impact of the JPMorgan deal, which risks worsening the "too-big-to-fail" problem regulators have been trying to solve for years. As commercial real estate comes under even greater pressure, investors should steer clear of these stocks that are overexposed to the sector, JPMorgan said. Commercial real estate is already facing more challenges this year than other parts of real estate, such as retail or lodging. Last year, office real estate dropped 37.6%, also on a total return basis. Given this, JPMorgan screened for a basket of stocks with direct and indirect exposure to U.S. commercial real estate. JPMorgan also identified pharmacy store chains Walgreens Boots Alliance and CVS Health as having direct exposure to any slowdown in commercial real estate.

Vornado says it owns 20 million square feet of office space plus 2.6 million square feet of street retail space in Manhattan alone, 3.7 million square feet at The Mart in Chicago and a controlling stake in almost 2 million square feet of office in San Francisco. But in the New York metropolitan area last week, the rate fell to 46.7% from 47.8% the week before, Kastle said. In San Francisco, the rate was even lower last week, at 43.9%, while in Chicago it was 49.4%. Maybe that's why Deutsche Bank analyst Derek Johnston ranked office REITs last out of eight REIT industry groups in a monthly review released on Tuesday. In January, subsector year-over-year cap rates climbed the most for office owners, he said, up 80 basis points, or 8/10ths of a percentage point.
